Real estate appraisal, property valuation or land valuation is the process of developing an opinion of value for real property (usually market value). Appraisal reports form the basis for mortgage loans, settling estates and divorces, taxation. Sometimes an appraisal report is used to establish a sale price for a property. Fair Market Value.
The Fair Market Value is an estimate of the market value of a property, based on what a knowledgeable, willing, and unpressured buyer would probably pay to a knowledgeable, willing, and unpressured seller in the market. An estimate of fair market value may be founded either on precedent or extrapolation. Fair market value differs from the intrinsic value that an individual may place on the same asset based on their own preferences and circumstances.

A home appraisal is an unbiased estimate of the true (or fair market) value of what a home is worth. An appraisal during the mortgage loan process  or for any other reason is an objective way to assess the home’s market value. The appraisal usually includes recent comparable sales information for similar properties, the current condition of the property, and the location of the property. Also insight as to how the neighborhood impacts the property’s value. An Interior inspection will best reflect the market value of a property.
